“We were excited to visit this community. When we arrived, we saw a car parked in front of the model home, so we walked up, but the door was locked. We then went to the neighboring model house, which was unlocked. We liked the house and wanted more information about the builder and community, so we walked back to the main model home. The same car, a black Range Rover, was still parked out front, and this time, the door was unlocked. A sales agent came out and seemed annoyed that someone was looking or asking about information. We inquired about move-in ready homes and were told they were unlocked if we wanted to look at them. After returning to the car and entering the address of one of the homes from our list, we noticed another potential client arrive, walk up to the main entry, and find the doors again locked. Having good incentives do not mean much if you don't have the right people promoting them….”
“We visited this community while house hunting, but the experience was highly disappointing. The location is deep in the interior, surrounded entirely by farmland, yet priced at ~$695k+ for ~3400+ sq. ft. Given the remote location, we simply asked if there was any room for flexibility. We didn't offer a lowball number or suggest a specific discount—we just asked a standard question about price negotiation. Despite this, our agent, Leisa, was defensive from the start. When we asked about negotiations, she dismissively told us, "Your best bet is D.R. Horton, they build cheaper homes." Bad-mouthing a competitor in that manner is incredibly unprofessional. The negative energy in the office was palpable. I do not recommend this community; the staff is unprofessional, and the premium pricing does not match the remote location.”
“Their plans are good but overpriced. And they don't budge on the pricing at all including the incentives. While other builders are offering much more in terms of incentives, free upgrades, rate buydowns etc., these guys are stuck with old stuff. I don’t think they are selling much because I see their inventory homes been on the market from a long time. Their lender is also not so great. If you ask them to make small changes in the plan, their answer is always NO. They want you to spends lots of money with them and won't make minor changes in the house even if you're building from scratch. I can keep on going with the list of complains. There's Aster Park being built right behind them and the builders over there are great & much reasonable. And they are great builders. These guys need to update their strategy or its not going good for them.”
“For anyone interested in knowing their entire process, good & bad things, hidden unknown, please read this review. This review would be more like a blog post but very brief and just my personal experience. Initial interaction: The one star so far is for the sales agent who are nice and super helpful to the extent they can be. Leisa has been really helpful in getting us the best incentives. Pricing: Not so great but you're paying to be with a premium builder however, I don't know what I am getting as a customer for such a premium builder, so far. Incentives: Probably better than others but can't say the best. Design Studio Discovery Appointment: That's just for someone to give you a 5 cent tour of their place and what options are included as standard. Since you don't have to have paid the earnest for this appointment, they just want to get over with this quickly. At least our designer was in a great rush to finish her tour. MOST IMPORTANT: you won't get any pricing during this appointment and it's for the same reason as signing the contract quickly. You can't revisit the place. It's a one & done deal. Good thing is you get paid to visit this place in the form of incentive (amounts vary). Contract Signing: You will be rushed to make the payment for earnest money and especially sign the contract and later you'll find out there's a reason behind that. Design Upgrades: Well, this is the reason why you didn't get any pricing during discovery appointment and had to sign the contract quickly. Since your earnest money is now locked, they show you how overpriced their design upgrades are. The incentives you were provided with will go away with max 1-2 most important things in the house, whether it's countertops, hardwood floors, cabinets or tiles. Now your options are either to pay for the highly overpriced products/services OR not get any decent things for, probably your first home or first build home, and just get the regular stuff OR find someone else outside to do the same work for way less but then you'll have to pay for it out of your pocket. Also, you don't get the measurements about the house like countertops or cabinets if you ask them because "that's why". And you get only one visit to the design studio where you can't even take your kids or someone who knows about this stuff like your realtor to help you select the right things and you get to know about this afterwards. And in the same appointment, you will have to finalize everything and sign off & pay. By this time, I have had buyer's remorse, felt trapped and confused, frustrated, irritated...”
“This community is in Flood and Tornado zone. At least for Pulte, Builder's warranty does not cover damages due to weather. I hear the same feedback from TM owners. Most of this information and anything that you want to know, get it in writing before signing the initial contract. They will disclose only some of this information and other details only at the time of closing. It will be late by then.”
